That level of turnover has not been repeated in recent years. Saratoga tends to be a community where owners stay, which is one reason available inventory is often limited.

Saratoga Estates is not a cookie-cutter market.

Looking at closed sales since 2003, prices have ranged from $477,000 to $2.9M, with a historical median around $1.1M.

That range makes sense here. Lot size, usable acreage, privacy, views, trail access, condition, water, improvements, and equestrian setup can all change the value story.

This is why local context matters so much in Saratoga.

Well, I no sooner posted the previous post about there being only one home actively for sale in this beautiful equestrian community, than I find things have changed!

There are TWO properties being actively marketed. One now has a new listing agent and a new, higher price. As soon as I have a link to that listing, I will post it.

The second home is one that is newly back on the market. It is a quiet and private 2 bedroom, 2.5 bath house of 2,300 sq ft, situated on 2.7 well laid out acres. There is a small barn, a large mare motel, a 60’ round pen and pastures, and direct access to dedicated riding trails out the back gate.
