Real estate gets really interesting when Plan A stops being the plan.

Inspection finds something.
Closing gets pushed.
The appraisal comes back differently than expected.
Someone gets nervous.

After 13 years in real estate, I can tell you this: a smooth transaction isn’t necessarily one where nothing goes wrong.

It’s one where, when something does happen, you have someone beside you who knows what to do next.

Your dream house might not look like your Pinterest board the day you get the keys..... and that’s okay.

Sometimes the house with the right neighborhood, the right floor plan, the backyard your kids will live in, and the space your family actually needs comes with an ugly light fixture and somebody else’s questionable paint choices.

Buy the things you can’t change.
Then make the rest yours.

I see:

The location.
How long it’s been listed.
What’s happening around it.
Whether the price makes sense.
Things that might affect resale later.
And about 47 other things before we ever walk through the door.

Looking at houses is the fun part.

Sometimes I’m going to tell you not to buy the house. 😬

My job isn’t to convince you that every house we walk into is “the one.”

Sometimes my job is to point out the things you haven’t noticed yet, ask the questions you haven’t thought about, and tell you when I think we should keep looking.

I don’t need you to love a house.
I want you to love the right house.
