If you’re credit score is not 620 I will get you in touch with a credit repair specialist to get your credit score to where it need to be.
Step 2. I will assist you with securing funds by referring loan officers for financing to purchase your dream home. Gather your documents. W-2, Driver license, last two check stubs, last two months bank statements, last two years of Tax Returns. Now you are pre approved for a Mortgage Loan let’s find a home
Step 3. After the pre approval is done now you are ready to choose the home of your dream up to the amount you are pre approved for. We will go out to find the home you would like to purchase. Always let the realtor know if you are flexible with your wants and needs.
Step 4. Now that you have choose the home you want to purchase your Realtor will type up a contract to Negotiate a purchase price. Yes you can offer less or more than the Asking price.
Step 5. The sellers accepted your offer (GREAT-JOB). Your realtor will send the contract to the loan officer and Title company. The loan officer now can give you a fee estimated sheet in the amount of the purchase price (even before an offer is made). this will include how much your monthly payments, down payment, and closing cost will be. (The sellers may be asked to pay all or a portion of closing cost). The loan officer will order appraisal for the property it usually cost $550.00. The loan officer will contact you and secure the funds for closing. Your realtor will set up different inspections . Termite inspection cost 90-$150.00, home inspection $250-$380.00, home warranty $550.00- $750.00 ( the seller could be asked to pay this amount) etc....
Step 6. All inspection and appraisal cleared the seller’s are notified you would like to continue with the purchase of the home, or if the home inspection is stating the home need some repairs your realtor will ask the sellers to complete the repairs if the seller do not agree to make the requested repairs you have the right to not purchase the home. The contract will be canceled, and we continue to find your dream home. If they agree to fix the repairs the purchase of the home will continue
Step 7 The home is in satisfactory state, the appraisal is satisfactory, and the repairs are done. the realtor set up a time for to meet at the title company for closing. At the title company you will sign legal documents showing you are the owner of the property. These documents will be filed at the court house in your city by the attorney at the title company showing you have clear title. (The title company will be contacting you to verify information after contract is accepted)
Step 8 you are a home owner you walk out with your keys and remember to file for home stead exemption. At your city tax assessor office.
