I​f you've got you want to achieve; it's key to understand that your credit score has a huge impact on how things play out.

​Here's an overview of what you need to know:

​Most mortgage lenders have a minimum credit requirement of 620 or higher. The higher your credit score, the more favorable terms you're likely to get.

​FHA loans offer more flexible terms requiring a minimum score of around 580, but again, the better the score, the better the rate.

Conventional loans require a score of around 660 . To get a competitive rate, you'll want to have a score in the mid-7s.

​It's also important to understand that scores are just one aspect of the pre-qualification and ultimate approval process. Lenders want to feel confident about approving your mortgage, so they'll also focus on your debt-to-income ratio, and they'll take a deep dive into your credit history).

→ ​BOTTOM LINE: Check with your lender to verify their requirements, as they may vary. And lastly, if your score isn't where you'd like it to be, you can change it! Small changes in spending can have a BIG impact on your savings over time.

When people tell me they've decided to put off their plans of making a move until rates come down, I advise them not to let interest rates dictate their future.

Here's why:

→ When rates lower, the demand for housing will skyrocket, increasing home prices significantly.

→ Heavy competition for housing means home inspections will once again be a thing of the past as buyers look for ways to enhance their offer.

→ Buying before prices skyrocket is a strategic move because you can refinance to lower your monthly payment once rates decline.

→ If you're renting, you're already paying a mortgage, just not yours.

→ The first home you buy doesn't have to be your dream home. Think strategically and put your Savvy Homebuyer hat on.

→ There are other ways you may be able to lower your monthly payment (discount points, 1st-time homebuyer programs, down payment assistance, seller credits/etc.)
