Remember that house with the foundation issues? We walked. ✌🏻

It’s officially a Buyers market. And honestly, its about time.

❤️‍🩹 Gone are the days where flippers can put a bandaid on a bullet wound and a buyer is just happy they found a place to call their own. 😏😤

A lot of these builders keep the old foundation ya know, and simply build on top of it. That’s not “new construction.” That’s a rehab. New construction is ground up. Not like there’s anything wrooong with doing it that way, but it’s important to hire an agent who knows this and has your back.

I’ve own investment properties, I live in one now. And take good care of them. I’ve been in real estate for 14 years now. Between property management, subletting my neighbors buildings and rehabing my own projects, I can spot a hack-job a mile away.

🏆 Beautiful Unit Under Agreement for my Client Jon-Michael.

The markets changed. I cannot stress this enough how important it is to work with an agent who follows it, who knows the lenders that are going to find ways to save you money, and to be strategic if you need to Sell in order to Buy.
