A brand new roof does NOT automatically make your home worth more. I said what I said!! 😤

I know. I KNOW. You just spent $20,000 to $40,000 and you want that back at closing. But here is the truth, buyers EXPECT the roof, the HVAC, the plumbing to work. That is maintenance, not a luxury upgrade. 😳

What a new roof DOES do?? It helps your home sell faster, kills buyer objections before they start, and keeps financing from going sideways. And that matters A LOT. 🙌✨

But dollar for dollar?? It is rarely adding what sellers think it is adding.
Before you spend big before listing, let's talk about what ACTUALLY moves the needle on your sale price. 💕🗝️🏡

Can we have a REAL conversation about pricing?? Because this is something I see WAY too often and it is costing sellers THOUSANDS. 😤🏡
Pricing your home based on what your neighbor got last year or what you HOPE it is worth?? Buyers in today's market have more options, more information, and a LOT less patience than they did even two years ago. 👀
Overpriced homes sit. They accumulate days on market. They raise questions. And ironically?? They almost ALWAYS sell for LESS than if they had been priced right from day one. 😳
Today's market rewards today's pricing. Full stop. 🙌

The most expensive home in Stuart right now?? $35,000,000. 😱 The cheapest?? $269,900.
That is a $34.7 MILLION dollar difference in the SAME market!!! 👀🏡

This New England girl still cannot wrap her head around this range and I have been living here for years!!

So I have to ask, what actually makes a home WORTH more to you?? Location?? Waterfront?? Size?? Architecture??
And if money was NO object… $35M mansion or $269K and KEEP the difference?? 👇💕🗝️🏡

Can we talk about something that does NOT get enough attention?? Property taxes. 👀🏡
On a $400K home in St. Lucie County… taxes went from ~$6,800 in 2021 to ~$8,716 in 2026.

That is nearly $2,000 MORE per year.
Almost $10,000 over 5 years. 😳🙌

Nobody talks about this when they're focused on rates and home prices, but THIS is what quietly impacts affordability in a MAJOR way for homeowners here on the Treasure Coast!!

Is this just the cost of living in a growing area… or is it becoming too much??

Things Realtors do that would be COMPLETELY unhinged in any other job… 😂🏡
Ask strangers to judge your house while you hide somewhere. Investigate a ceiling stain like we're on CSI. 🔍 Rearrange furniture in our heads the second we walk in. Give major life advice to someone we met TWO WEEKS AGO. 😅
Answer "how's the market??" at a kid's birthday party while internally managing 7 transactions. 🎉😤
Tell grown adults to make their bed. Every. Single. Day.
And somehow?? This is a NORMAL Tuesday. 🗝️💕🏡
