Designs Revealed for Great Scott Development in Allston:

Plans are now under review for a 9-story mixed-use development at 1 Harvard Avenue in Allston, former jome@of . The 300-person capacity Great Scott will sit directly at the corner of Harvard Avenue and Cambridge Street, flanked on one side by a reinvigorated O’Brien’s Pub, another smaller (75-person capacity) music venue that sits on the Project Site today, and on the other side by two retail spaces and the entrance to the Project’s residential component. Above Great Scott will sit 139 rental apartments and residential amenities. The apartments will be a mix of 115 studios & 24 one-bedrooms.

A new awning is proposed at the Great Scott entrance to shield patrons from inclement weather and act as signage for the club. The canopy is a modern take on the iconic green fabric awning that once announced the entry to Great Scott at its former location just down Harvard Street at the intersection of Commonwealth Avenue.

Plans Approved for White Stadium Renovation:

After addressing ongoing community concerns, the BPDA approved major renovations to Boston’s historic White Stadium on Thursday. The $100M public/private partnership between Boston Unity Soccer and the city and Boston Public Schools will serve as an improved facility for BPS students, community events, and gatherings, and as the home pitch for Boston’s new NWSL team. Plans call for improvements to the stadium’s West Grandstand, the Grove area east of the facility, scoreboard, and outdoor spaces. While the development is subject to a pending lawsuit brought by abutters the City’s legal counsel handling the project expressed no issues with the agency taking a vote on the project, citing the denial of an injunction that attempted to stop the process this past spring. NWSL Boston is set to take the field in 2026.

Zom Tries for Smaller Development in South Shore Plaza Parking Lot:

After original proposals for nearly 500 units in the parking lot of the South Shore Plaza were met with strong opposition from neighborhood groups, Zom Living is now planning a smaller development on the roughly 9-acre site. Updated plans call for only 1, 4-story building to include 325 apartments. The development team has also increased green space on the site and added a tall landscaped berm as a larger buffer to the nearby neighborhood.

700 Unit Development Now Under Review in Charlestown:

Plans are now under review for the redevelopment of the Austin Street Parking Lots in Charlestown. Trinity Financial, selected as the developer for the 5+ acre site this past November, seeks to create a mixed-use development with four buildings. The project would include 700 new rental and ownership dwelling units with resident amenities, as well as arts and culture space, commercial space, early childhood education space, and indoor recreation space. Buildings will range from 8 to 13 stories. The development will fill a gap in Charlestown’s urban fabric along I-93 and the new mixed-use buildings will activate the streetscape, and establish a welcoming public realm.

270+ Units Approved Along Western Ave. in Allston:

Plans have been approved for a new mixed-use development to replace several vacant commercial properties at 180 Western Avenue in Allston. The project would include 274 residential units, ground-floor retail, and 55 parking spaces. The development has been designed for all residential areas of the building to be all-electric and the developer will pursue Passive House certification.

BioMed Realty has secured a $683,129,325 mortgage through Japanese banking firm, Sumitomo Mitsui Banking Corporation, for the upcoming 16-story lab under construction at 585 Third Street in Kendall Square. In 2022, BioMed announced that Takeda had agreed to lease the 600,000-square-foot project. The building, expected to be ready for occupancy in 2026, will incorporate industry-leading sustainability features designed to achieve LEED Gold or higher designation. The building also will include a 15,000 sf all-season flexible space on the ground floor and a 400-seat theater on the upper floors.

Hyde Park Development Site Sold for $2.2 Million:

An LLC registered to the owners of Flames Restaurant in Mattapan has acquired the development site at 804 Hyde Park Avenue for $2,250,000. Approved plans call for a 5-story multifamily to include 42 units. The development won approval in 2021 with permits pulled in August 2023 for construction.
