Prime opportunity in North Brookfield for developers and investors.

This multi-unit property consists of three existing residential units (with approvals in place for a fourth unit), offering immediate potential to increase income.

The building is delivered vacant and has been largely taken down to the studs, streamlining the redevelopment process and reducing initial demolition timelines. With key groundwork already completed, this asset is well-positioned for a full renovation and repositioning strategy.

Ideal for experienced investors, contractors, or developers seeking their next project with strong upside.

A solid opportunity to bring a clear vision and execute on a growth-forward asset.

Reach out for more details and walkthrough schedule.

If you own a business in Worcester County, here’s a question I often ask: Are you building your landlord’s equity or your own?

So many strong, established business owners are still leasing space because it feels “easier.” And sometimes leasing is the right move. But sometimes it’s just the familiar one, and if there’s one thing I’ve learned over my 30 years in business is that comfort zones often stifle growth.

Owning your own commercial space can create stability in occupancy costs, long-term appreciation, and an additional asset on your balance sheet. It also gives you control over buildout, branding, use, and future growth.

Yet, it’s not a one-size-fits-all decision. We have to look at your cash flow, financing options, long-term business plan, and how long you plan to stay in business operations.

I love walking through this analysis with local business owners; not to push ownership, but to make sure the decision is informed, aligned with your long-term vision and goals, and strategic.

If you’re wondering whether it’s time to buy instead of lease, let’s run the numbers together.

PROPERTY HIGHLIGHT
📍861 Edgell Road | Framingham, Massachusetts

Every once in a while, a property comes across the desk that checks a remarkable number of boxes for investors. Not because it is flashy or speculative, but because it is positioned in the type of location where long-term stability, consistent tenant demand, and strong regional economics intersect.

861 Edgell Road in Framingham is one of those opportunities.

For investors expanding their portfolios in Massachusetts, assets like this offer something increasingly valuable in today’s market: a well-positioned commercial property with diversified tenancy, strong regional demographics, and long-term locational strength. It is the kind of asset that can quietly perform for years while the surrounding market continues to grow.

Situated in the heart of the MetroWest business corridor, this 16,535 sqft mixed-use retail and office complex sits on 1.04 acres along a well-traveled commercial artery, offering investors a combination of visibility, accessibility, and income-producing scale. The property features 14 tenant spaces, spanning two levels, creating a diversified mix of retail and office tenancy that supports steady activity throughout the site.

What makes properties like this particularly attractive is the way it balances current income with future potential. The existing tenant mix provides stability, while several office suites projected at market rents offer an investor the ability to enhance revenue over time as spaces are leased and repositioned, presenting both an immediate performance and thoughtful upside.

From a financial standpoint, the numbers speak clearly:
• List Price: $3,699,000
• Cap Rate: 7.88%
• Net Operating Income: $315,304
• Net Leasable Area: 16,535 SF

Beyond the building itself, the surrounding market reinforces the strength of this investment. Framingham has long served as a commercial and employment hub of the MetroWest region, located approximately twenty miles west of Boston (and positioned directly between Boston and Worcester). The city supports thousands of businesses and a robust employment base, anchored by corporate offices, healthcare systems, educational institutions, and one of New England’s most active retail corridors.

The property sits just minutes from Route 9, the Massachusetts Turnpike (I-90), and I-495, providing ease of regional connection for both tenants and customers. Nearby residential neighborhoods, schools, retail centers, and medical facilities contribute to steady daily traffic patterns that support both office and service-based tenants.

Whether you are looking to expand your holdings in the MetroWest corridor, reposition capital into a stabilized asset with upside potential, or simply evaluate opportunities in one of Greater Boston’s most established submarkets, 861 Edgell Road is a property worth exploring.

If you would like additional details on the property (including financials, tenancy information, or a tour), reach out.

Across Worcester County, there are properties quietly sitting, waiting for transition.

Properties in the form of: oversized lots, partially vacant buildings, and aging commercial structures that no longer match the needs of today’s market. Well, one thing I know for sure: these forgotten properties are diamonds waiting to shine again.

Some of the most meaningful housing solutions don’t start with new land. They start with rethinking about what’s already here.

Underutilized properties offer opportunity, when approached with diligence and creativity. The question becomes: What does zoning allow? What is realistically approvable? What supports long-term financial sustainability while also serving families in this region? What aligns with the Municipalities Master Plan?

I’m especially interested in collaborating with developers who look at an underused building in Worcester County and seeing possibility instead of decay; who see housing as more than a transaction, but as an opportunity for infrastructure that weaves social impact with stability and growth.

If that’s your lens, let’s have a conversation.

If you’re an investor operating in Massachusetts, welcome.

My commercial real estate acumen is anchored in investor acquisitions across assets - multifamily, office, medical, mobile home parks, self-storage, retail centers, land development projects, mixed-use, underutilized properties, adaptive reuse opportunities, and more.

But here’s what truly defines my lane: I don’t just source assets. I help align capital with strategy.

Serious investing is about more than price per square foot. It’s about underwriting strength, tenant durability, municipal positioning, risk mitigation, and long-term portfolio fit.

It’s about pre-market access.
It’s about timing.
It’s about disciplined ex*****on.

As a Realtor® with The Prosperity Group, I specialize in the commercial market. I operate within an extensive multi-state network which means broader visibility, deeper collaboration, and insight into opportunities that often surface behind-the-scenes.

I work with investors who are:
• Scaling intentionally
• Diversifying strategically
• Thinking long-term
• And committed to disciplined growth

Some are purely yield-focused.
Others are aligning ROI with social impact initiatives across Worcester County.
Both require structure.
Both require clarity.
Both require consistent communication.

If you’re actively expanding your portfolio in Worcester County, or seeking strategic reach beyond it, I welcome the opportunity to connect.

Let’s invest intentionally.
Let’s invest strategically.
Let’s invest with purpose.

Location in commercial real estate isn’t just about traffic count and visibility. It’s about alignment.

For business owners, I look at things like:
• How accessible is this for your clients?
• Does the surrounding area support your brand positioning?
• What’s happening in the town’s growth plan over the next five years?
• Is there complementary business nearby?

In Central Massachusetts, we’re seeing certain corridors strengthen while others shift. Being in the right pocket of Worcester County can dramatically impact visibility, accessibility, staffing, and long-term value.

When I work with local business owners, we do more than tour properties. We talk through operations, staffing flow, parking needs, expansion plans, and exit strategy.

Why? Because this business is your heartbeat and livelihood and the space you are in should support every aspect of business growth, not restrict it.

If you’re considering relocating, expanding, or opening an additional location, I’d love to help you think it through strategically.

03/06/2026

In all our years of working with developers, one reality rings true over and over again: all great development projects start with a quiet conversation; a conversation that leads to trust, opportunity, and then a listing.

Those initial conversations can be about a long-term property owner who might be open to selling. An underutilized parcel that hasn’t been formally marketed. A strategic assemblage that only makes sense if someone is looking at the full picture.

Part of my work as a Commercial focused Realtor® in Worcester County is maintaining relationships and staying attentive to those subtle shifts. Not to push deals (because assertive is not how we operate outside of negotiations), but to recognize opportunity when it begins to surface.

If you’re a developer active in Central Massachusetts, and looking for land, repositioning opportunities, or simply a commercial partner who understands feasibility, zoning, and long-term positioning, I’d welcome the opportunity to connect.

Development shapes the future of our communities. As such, it deserves care, strategy, and an informed team guiding the conversations.
