Downtown Boston is officially a Buyer’s market. Pending sales activity in September dropped to almost half of the level set just 5 years ago. As a result, inventory rose to 6.7 months. Discounts to list price averaged over 5% as 24% of pending sales had been on the market for more than 100 days. Despite the slowdown, average prices are holding up quite well, helped by high end sales largely immune to the recent spike in mortgage rates.

While many people were on vacation last month, motivated Buyers picked up deals Downtown, getting more than a 5% discount to list price, on average. During the last 3 months, 19% of the homes that went pending had been on the market for more than 100 days so Sellers were motivated. Only 9% of homes sold over list price in August. Despite the tough negotiations, average prices remain higher than last year and the market remains very balanced overall. This is why I refer to Downtown Boston as a “blue chip” investment market.
