Deal Insights: 63–65 Weld Hill Street | Jamaica Plain

One of the more interesting aspects of this condo conversion was how much of the value creation came from relatively nuanced decisions. A few key takeaways:

1. Layout changes can unlock significant value
Adapting older floor plans to better reflect how people live today — particularly by capturing underutilized space — can have a meaningful impact on both functionality and pricing.

2. Building code knowledge can create opportunities others miss
In this case, a detailed understanding of fire code allowed for the removal of the rear staircase, making it possible to add an additional bedroom and bathroom to each unit.

3. Certain features consistently command a premium
Off-street parking and private outdoor space — especially roof decks — remain highly desirable and can materially influence buyer demand and pricing.

Projects like this are a good reminder that value isn’t just created through renovation — it’s created through informed decision-making at every stage.

A recent project in Jamaica Plain is a good example of how thoughtful ex*****on can unlock significant value in the Boston market.

63–65 Weld Hill Street was acquired as a run-down three-family in December 2022. The original asking price was $1,325,000 — we were able to negotiate a purchase at $1,209,000.

My client - an experienced developer - purchased the property with the intent of completing a condominium conversion. It was transformed into three high-quality residences with modern layouts and features that today’s buyers consistently prioritize — central air, in-unit laundry, tankless hot water heaters, and a private roof deck for the penthouse unit.

I had the opportunity to work closely with the developer throughout the planning and design process, and ultimately handled the sales of all three units.

Total sellout: $2,630,000

A few takeaways from this project:

• Well-located multifamily assets in neighborhoods like Jamaica Plain still present strong value-add opportunities
• Ex*****on — both in design and positioning — is critical to maximizing returns
