🐎Back by popular demand, here’s another horse stable conversion.

“Located on the flat of Beacon Hill, built on 19th century-made land along the Charles River, this stable stands out as one of the best preserved in the neighborhood. The Second Empire style stable was built for owner Elijah Williams, a shipping merchant, who lived in a massive townhome in Louisburg Square, up Beacon Hill. As part of the stable, Mr. Williams’ coachman, Andrew McCullough had an apartment where he and his family would live, while taking care of the horses and driving over Elijah’s carriage whenever he asked. The brick structure features granite stone trim, central carriage entry, and a horsehead above.”

Sales of Massachusetts single-family homes slowed in July, perhaps pointing toward a return to traditional seasonal rhythms in the real estate market, while condominium sales surged.

There were 6,327 single-family homes sold in Massachusetts last month, according to The Warren Group, a real estate analytics firm. That marked a 7.6 percent drop versus a year ago, which proved to be the early stages of a pandemic real estate rush.

Single-family sales activity remained strong throughout the second half of last year and into the spring, barely taking a breather over the normally slow winter months. Given the ferocious pace of the market over the past 12 months, and the ever-shrinking supply of homes for sale, “it was only a matter of time before we saw sales start to slide on a year-over-year basis,” Tim Warren, Warren Group chief executive, said in a press release.

The average 30-year fixed-rate mortgage slipped back down to 2.77% for the week ending August 5, according to mortgage rates data released Thursday by Freddie Mac‘s PMMS.

The week prior, mortgage rates had rebounded slightly to 2.80%. According to Sam Khater, chief economist at Freddie Mac, concerns over the COVID-19 Delta variant, along with lower 10-year Treasury yields, have resulted in lower rates.

“With global market uncertainty surrounding the Delta variant of COVID-19, we saw 10-year Treasury yields drift lower and consequently mortgage rates followed suit,” said Khater. “The 30-year fixed-rate mortgage dipped back to where it stood at the beginning of 2021, and the 15-year fixed remained at its historic low. This bodes well for those still looking to refinance, renovate or even purchase a new home.”

A year ago at this time, the 30-year fixed-rate mortgage averaged 2.88%. The 15-year fixed-rate mortgage stood unchanged from the week prior, at 2.10%. - Housing Wire
