I'm debunking some of these real estate investor misconceptions so you can take the leap with confidence.. ⤵️

➡️ “The 1% rule guarantees a good deal.”
The truth? While the 1% rule (monthly rent should be at least 1% of the purchase price) some great properties fall below 1% but still offer strong long-term value and cash flow.

➡️ "Investing in real estate is passive income."
While real estate can generate relatively passive income, it still requires active management—whether it's screening tenants, handling maintenance, or dealing with property managers. Investors who treat real estate as a “set-it-and-forget-it” investment often struggle with vacancies, bad tenants, or unexpected costs.

➡️ "Out of state investing is too risky.."

Just Closed! These clients are a working professional couple that were looking to diversify their investments and buy their first investment property. They were definitely newbies to the real estate game but today can officially call themselves real estate investors! I’m so happy I was able to help them & sounds to me like they may now have the real estate bug. If you know you know!

Our process went like this:

▪️ Set up a buyer consultation
▪️ Walked them through rental cash flow analysis using our internal calculator
▪️Explained Cap Rate, ROI (return on investment), COC (cash on cash) & other important data points
▪️Advised them on emerging markets that made sense for THEM
▪️Toured various properties & ran investment numbers on many deals
▪️Landed a condo in an area with appreciation potential & where the numbers made sense
▪️Connected them with a GC to handle minor repair items to get the unit rent ready
▪️Provided connections for leasing and property management support

& I will continue to be around if they ever have any needs whatsoever!
