Labor Day weekend is here and we’re about to see a wave of new inventory hit the market over the next couple weeks. If you want to be in position to actually compete for it, here’s what you need to do:

1. Connect with your agent.

If you don’t have one, go find one. And actually vet them! This is one of the biggest purchases you’ll ever make, so don’t hire your uncle or some rando just because they have a license or were referred to you. If they’re not actively selling in today’s market, they can’t give you the guidance you need to actually win a deal. Simple as that.

2. Get with a lender and know your numbers.

Shop around if you want, that’s fine. But go through the full preapproval process. Know exactly what you’re comfortable spending monthly before you start touring homes. Nothing worse than falling for a house and then finding out it’s outside your comfort zone.

Do these two things now and you will be ready to move the second the right house hits. No scrambling, no hesitating. Confidence beats indecision every time in this market, and confidence comes from being prepared.

Congrats to Steph and Bryan on closing on their first home! 🏡

Steph first reached out to me back in March, ready to find a realtor to help her and Bryan buy their first place in the Reading area. We hopped on a call a few days later and hit it off right away. They came prepared with a ton of great questions, including what kind of clients I usually work with. My answer was simple: good people who aren’t jerks. Turns out they really fit the script!

We started touring homes and the following month they put in their first offer. It didn’t stick. A month later they submitted another strong offer and got outbid again. Through it all they kept a great attitude and stayed the course, eventually landing on a place right in Reading, their original target all along.

They really wanted this one, so on the way home from the showing I called the listing agent to see if there was a deal to be made if we moved fast. She said yes, so we drafted and submitted an offer as soon as we were home. The house had been sitting for a couple of weeks, so we came in right at asking and structured the terms to work in the seller’s favor. They accepted that night, and I couldn’t wait to call with the news.

Steph and Bryan, you two are such awesome, genuine people and it was a pleasure working with you. You were always open to my advice and you taught me a few things along the way too (perks of working with engineers!). It really felt like a team effort the whole way through. Thank you for trusting me with something this big. Congrats on a great purchase, you deserve every bit of it.

Huge congrats to Bayleigh and David on closing on their first home 🏡

Bayleigh first messaged me WAY back in 2024. They weren’t in a rush at the time and really wanted to find the right home at the right price. Like a lot of first time buyers, they learned quickly that their price point was awfully competitive. We watched rates bounce around, dealt with pockets of historically low inventory, and talked through which compromises they were actually willing to make.

Earlier this year they dialed in their search and started making offers. It was a discouraging stretch though as we kept getting outbid and losing bidding wars. But to their credit they stuck to their budget and never overextended themselves.

Then over Fourth of July weekend, I got a message that they toured a home they felt could be the one. Move-in ready, great neighborhood, and priced well below a lot of the homes we’d seen, even though it needed way less work. It had sat on the market since the first weekend of open houses, so we knew it was an opportunity. They didn’t want to waste time, so we came in right at asking with solid terms and leaned into it being a slow holiday weekend. Their decisiveness paid off. Offer accepted!

Bayleigh and David, what a journey! Thank you for choosing me and sticking with me through every up and down, I couldn’t be happier with how it all played out. Just in time before the wedding too! Huge congrats to Kylie, Billy, and baby Brody on closing on their first home 🔑

We started working together last year and it was not an easy road. They submitted offer after offer through the winter and spring in a brutally competitive price point and kept getting outbid. That frustration and doubt every first time buyer knows all too well started to creep in.

Then this May they found what felt like the one. Right on the same street Kylie grew up on, with friends and family still in the neighboring homes. The connection was real, emotions were high, and they went all in. We literally did everything we could, but someone else came in with a bigger number and we lost it. I never in my career dreaded giving bad news as much as I did that day. I was certain they were going to win.

As fate would have it, just a month later another home popped up on that same street. Priced lower, but still checked most their boxes. We went for it and this time it stuck. Way under budget and $200k less than the house they lost across the street. It even appraised over asking, so they’re walking in with instant equity. This one felt good!

Kylie and Billy, you guys are like family and it was an absolute honor going to bat for you these past few months. I was ready to die out there for the P St houses. And emotionally, I almost did. The ending really couldn’t have been sweeter though. Your patience and perseverance paid off big. And even if just for a short time, Brody gets to be raised a Sachem. You really can’t put a price on that and you should be proud of yourselves for giving him that gift. You’re one of us now Bill 🤝. Much love and appreciation to you both, and congratulations on a massive win!

Congrats to Tyler & Ashlyn on closing on their new home 🏡

Tyler and Ashlyn emailed me at the end of 2025, referred by a past client of mine, Massiel. We hopped on a call, hit it off, and got to work. They had a great budget and a clear sense of what they wanted.

Once inventory picked up in the spring we started touring homes. By the end of March they found a great property and offered, but lost out to one of 15 total offers. We were top three, but after best and final someone came in significantly higher. Tough loss, but if you’re gonna get beat, that’s the way to do it.

They stayed patient over the next couple months, watching inventory and touring anything that looked promising. Mid May they found the one! We put together a strong strategic offer and won right off the bat, no best and final, no bidding up. We even negotiated a credit after inspection, and the timing lined up perfectly with the end of their lease.

First time homebuyers on the North Shore, listen up 👇

Right now some banks are offering rates as low as 5.75% while the national average sits closer to 6.5%. That can save you a meaningful amount of money.

Here’s the part most people are missing right now…Competition tends to drop off between the 4th of July and Labor Day. Buyers get distracted by summer and aren’t searching as hard as they were in the spring, or as hard as they will be this fall.

Low rates and low competition almost NEVER happen at the same time. Usually it’s one or the other. But between the seasonal slowdown and our team shopping rates hard for our clients, that window is open right now.

The last two offers I’ve gotten accepted since the 4th of July have been at asking price or $40k under. These are real opportunities that are happening right now.
