This property in Waterville Valley, NH was bringing in $65–70K per year.

It already had the amenities, hot tub, sauna, fire pit, and a basement with game tables. But the game room needed a complete refresh, and it was by far the biggest transformation of the project.

With fresh paint, updated flooring, and improved lighting, we focused on optimizing what was already there, shaping it into a space guests can easily picture themselves enjoying.

The result?
$86K in the first six months, more than it used to make in an entire year, and on track to make $200K/year!

Many of the investors we work with come to us looking for direction on the design of their property. And then, every so often, we get a client who already has a clear vision—they just need the right partner to bring it to life and push it even further.

That was exactly the case with this project. Our client, a seasoned short-term rental investor, came to us with a bold palette already in mind: green and orange. While orange might feel like an unexpected choice in a home, we saw its potential right away. Drawing inspiration from retro mid-century ski culture, we used it to create a space that feels playful, nostalgic, and elevated all at once.

Designed with groups in mind, this home is all about bringing people together. From the game room and bunk room to the expansive dining area, vaulted ceilings, and multiple gathering spaces, every detail was thoughtfully planned for connection, whether guests are winding down after a day on the slopes or simply enjoying time together.

The result is a home with a strong point of view and a design story all its own. One that stands out in a crowded ski market while feeling fun, memorable, and beautifully refined.

Before install, every project is fully mapped out through a set of detailed deliverables designed to help you efficiently launch a high-performing short term rental.

The home from this design plan was purchased fully furnished, so we designed around the larger pieces, repurposing what we could and layering in paint, wallpaper, and intentional accents. One of the biggest mistakes I see? Short-term rentals designed to photograph beautifully, but don’t actually function for your ideal guest.

On the surface, everything looks incredible, but once guests arrive, the layout feels awkward, the “statement” sofa is uncomfortable, and dinner ends up scattered around the house because the table can’t fit everyone.
