📊 Is the Boston condo market starting to shift?
July brought some important signals for buyers and sellers:

🏙️ Average sale price: $1.41M
🔑 152 condos sold
⏱️ Average time to an offer: 39 days
💰 Average sale-to-list price: 98%
📝 87 condos under agreement
📉 144 listings had price changes

What stands out to me most is the number of price changes. Buyers have more choices and, in some cases, more room to negotiate. For sellers, it’s becoming even more important to get the pricing, preparation, and positioning right from day one.

Boston is still seeing strong condo sales, but today’s buyers are paying close attention to value—and they’re willing to wait when a property doesn’t feel correctly priced.
