Economists are criticized for having two hands.
Yeah, well, here's an example of why.

On the one hand, the underlying dynamics for the luxury real estate market are solid. Demographics are supportive, wealth is growing (particularly for the wealthy), the housing market is under supplied and constrained by potential sellers locked into their existing homes by below market mortgage rates.

On the other hand, there's a good deal of new inventory coming on to the luxury market at prices that reflect a projection of previous rates of price appreciation... which the market hasn't kept up with.
