NH Lakes Region Real Estate Market Update | Moultonborough, Meredith & Wolfeboro
Happy Wednesday everyone! This week's Lakes Region report covers three markets β and buyers across all three neighborhoods are finding consistent room to negotiate. Here's what's happening this week. π
π Moultonborough β Slowing Down, Buyer Room Growing
10 closings this month, down from 17 last month. Days on market climbed from 34 to 40 β homes are sitting longer before they sell. Median list price dropped significantly from last month. And 92% of homes sold at or below list price. Buyers, this market is giving you more time to make decisions and more room to negotiate than it was a month ago. Sellers, the pace has slowed and pricing to current conditions will serve you better than anchoring to last month's levels.

π Meredith β Strongest Activity Story of the Week
18 closings this month β nearly double last month's 10. That surge in activity is the headline here and it tells you buyer engagement in Meredith has picked up significantly. Median list price came down while median sales price rose. 94% of homes sold at or below list price β buyer leverage remains intact despite the stronger activity. Sellers, demand is clearly building here. Buyers, the room to negotiate exists β 94% at or below list tells you the data is on your side even in a busier market.
π Wolfeboro β Prices More Accessible, Buyer Opportunity
11 closings, up slightly from 9 last month. But the price story is the most significant shift in Wolfeboro this week. Median list price dropped from $875,000 to $699,900 β a meaningful reduction in what sellers are asking. Median sales price also came down significantly from last month. And 97% of homes sold at or below list price β the highest at-or-below rate of the three markets this week. Buyers, Wolfeboro is more accessible on price than it was and the data supports negotiating below list. Sellers, current market conditions require realistic pricing β last month's comparables are not a reliable guide right now.

Meredith had the strongest activity surge with volume nearly doubling. Moultonborough is slowing with more time and more room for buyers. And Wolfeboro is more accessible on price than it has been β a real opportunity for buyers who have been watching this market.
