Sure, a beautiful kitchen and roof deck are great. But after a little time here, deeded parking, central air, private outdoor space, or one extra bedroom can start feeling pretty hard to beat.

Sometimes the house you thought you lost comes back around. 🔑

That’s exactly what happened for Sophie + Dan, first-time buyers who had been searching with Deacon Swift for the right fit.

Their first shot at this Natick Center home didn’t work out... until the original deal fell through and the opportunity came back around. A very happy ending, and a good reminder that buying a home doesn’t always happen in a straight line.

Two homes can both be $800K and still cost very different amounts to own every month.

The mortgage is only one piece of it. Taxes, insurance, condo fees, utilities, maintenance, and even how much you put down can shift the monthly number pretty quickly.

In this example, the difference comes out to about $2,265 a month. Same price point. Very different budget.

That’s why we always tell buyers: don’t just compare the list price. Compare the full cost of the home.
