Well I think we can file this under the "no kidding" category! I do think we'll see a reversal of this later in March as our weather (hopefully) gets better!

While new listings surged 2.4% nationwide in February, Winter Storm Hernando froze the Northeast housing market.

While the market has eased up for buyers in other parts of the country as inventory has risen (particularly south and west), it's still tough out there in MA with inventory remaining very tight and prices still strong as a result

Recently a family friend in suburban Boston reached out to me for help finding her dream home in the Newport area. Preferably one with a water view.

Finding such a spot in today's market, even with a million dollar plus budget, is no easy task. And in Newport it’s practically impossible.

With my advice, she broadened her search to include nearby towns to get more for her money and hopefully that water view. And boy did we find it in nearby Portsmouth’s Common Fence Point neighborhood overlooking Mount Hope Bay. It was love at first sight!

After some intense negotiations ($63K under asking!) and great work by both the local lender and attorney I introduced her to, the house was hers!

In today’s shifting market, homes are taking longer to sell, on average about 30 days for an accepted offer in the South End. But not this one! I couldn’t even get a Just Listed postcard out before we had multiple offers and put it under agreement at well over the $998K asking price. But actually that was the plan from the start…

Of course this home has much to offer - amazing location, a rare corner unit with 12 windows and skyline views, a living room with a gorgeous fireplace and bay window overlooking the city, and much more

But with no in-unit laundry or parking, and 4 flight walk up, it was critical to make this home show it’s best and price strategically. So what looks like an easy fast sale was really the result of months of consulting with the seller on preparing his home, great photography, strong marketing and extremely careful pricing. Happily, the results speak for themselves!
