Not what to look for once you're inside, that's a different list. This one's just what to actually bring with you before you head out today.

👟Comfortable shoes. Between Massachusetts older homes and their share of stairs, you'll be doing more walking and climbing than you expect. Save the nice shoes for after.

📲Your phone, fully charged. You'll want it for photos, notes, and probably a quick text to your agent asking "wait, what did we think of the one on Elm Street again?"

📋A simple must-have vs. nice-to-have list. Written down, not just in your head. Two houses in, everything starts blending together. A quick list keeps you honest about what actually matters.

📏A tape measure, if furniture size is a real question for you. Better to check now than measure a doorway with your imagination and regret it later.

🤔An open mind about paint colors and furniture. Staging and cosmetic choices are the easiest things in the world to change. Try to see the bones of the house, not just today's color scheme.

🤯No pressure to decide anything on the spot. Good houses deserve a second look. If something feels off, it's fine to keep moving and come back to it later.

Too high → fewer showings → more DOM → price cut → competing with newer listings → another cut. 📉

Before you list, check your sold comps from the last 60 days within ½ mile. Compare similar beds, baths, square footage & lot size, then adjust for condition and features.

🎯 The goal isn’t the highest list price. It’s the right launch price.

💰 Before accepting a gift:
1️⃣ Tell your lender first
2️⃣ Get a signed gift letter
3️⃣ Be ready to document where the funds came from
4️⃣ Follow your lender’s transfer instructions
5️⃣ Keep some savings for closing/reserves
