The Process of Buying & Selling at the same time explained!

The process of selling and buying a home simultaneously can be overwhelming without a plan in place, and we are here to help you find the one that works best for you! It is uncommon for a homeowner to have the ability to buy their next home without selling their current home.

Fact of the matter is, most people need to sell in order to buy. We understand the fears and reservations that come with this dilemma; however, we also know the process and how to help you succeed in your transition. We will try to break down the “tale of two sales plans” for you!

Option 1; Prepare to list & wait. In this scenario we get professional pictures, floorplans and the MLS list sheet ready along with an opinion of value. You get a pre-approval or better yet a pre-commitment in hand and start looking for a new home. Once we have an accepted offer on your new home, we immediately list your existing home. We will implement a strategic marketing plan coupled with an attractive list price designed to increase exposure and generate buzz to ultimately obtain the maximum value for your home.

Option 2; List with safeguards in place. In the second scenario we plan on immediately listing your current home. Your home is priced for activity with professional photographs/floor-plans and immediately launched on MLS but with built in safeguards. Protections in the form of written disclosures such as; sale contingent on finding a new home, an intentionally delayed closing, rent back language or negotiate a combination of these protections.
