More inventory doesn't mean buyers have disappeared.

In September, Greater Boston recorded 933 pending single-family home sales, nearly unchanged from a year earlier. Meanwhile, new listings increased slightly to 1,641, and the number of single-family homes for sale rose 7.1% to 2,265.

For buyers, additional inventory can create more opportunities to compare homes and evaluate their options. For sellers, thoughtful pricing and a strong first impression remain important in a market where buyers have more choices.

One of the biggest changes in the latest Greater Boston numbers is the increase in new listings.

In August, 898 single-family homes came onto the market, up 31.3% from August 2025.

Condo new listings also increased, reaching 802, up 16.4% year over year.

More choices don't necessarily mean an easy market. But for buyers, additional inventory can create more opportunities to compare, evaluate, and act strategically.
