That charming 1950s bungalow might be hiding an expensive surprise.

Older homes can be goldmines for investors when it comes to character, location, premium rents. But galvanized pipes, knob-and-tube wiring, and hidden lead paint don't show up in listing photos.

Before you fall for the crown molding, know what you're actually buying.

The investors who win with older properties aren't the ones who avoid them, they're the ones who budget for reality before closing.

🏠 A 3-bedroom single-family rental can have a median asking rent below $1,000 in one U.S. market and above $8,000 in another.

Rentometer’s 2026 Mid-Year Rent Report analyzed 1,099 markets and found an 8.6x spread in median asking rents, from $951/month in Johnstown, PA, to $8,200/month in West Hollywood, CA.

The takeaway? Rental markets are hyperlocal. Even the same property type can command dramatically different rents depending on location.

Most people never move past "researching" apartment investing. They watch the YouTube videos, buy the courses, save the listings... and never make an offer.

The investors who actually close deals do 4 things differently: they build their team before they need it, line up capital before they find the deal, analyze consistently instead of chasing the "perfect" deal, and know their local market cold.

The Rocky Mountains are bucking the national rental slowdown. 🏔️

While single-family rents fell 1.6% nationwide in the first half of 2026, the Rocky Mountains stood out as the only U.S. region to record annual growth—rising 0.3% year over year to a median rent of $2,332.

The gain may be modest, but in a market where nearly half of the 1,099 cities analyzed saw rents decline, stability is a standout story.
