Mortgage rates generally follow the 10-year Treasury yield, but the gap between the two—known as the “spread”—also matters. That spread has narrowed considerably since 2023, helping keep today’s mortgage rates closer to 6.69% instead of approaching 8%. 📉

The catch? Because the spread is already getting closer to its historical average, much of the potential improvement may have already happened.
