Boston’s fall market is moving in two directions. Opportunity looks different at different price points.

The $500K–$1.5M range remains competitive, with single-family homes still selling quickly. At the luxury end, added inventory brings more choice and room to negotiate. Rates are around 7.3% for a 30-year fixed and 6.6% for jumbo loans. A bright spot for luxury buyers.

Greater Boston medians are about $1.03M–$1.05M for single-family homes and $750K–$765K for condos. The Boston neighborhoods and luxury markets I serve sit well above them.
