Less than 50 years ago, a woman could be denied a mortgage simply for being a woman.

Today, women are one of the most powerful forces in real estate.

Swipe to see how that changed - the stats might surprise you.

This is why long-term real estate strategy matters.
Read below for more 👇

Let’s make it real.

A buyer purchases a property for $800,000.
They hold it long-term.
At the time it passes to heirs, it’s worth $3.7M.

Under current U.S. tax law, that property receives a step-up in basis.
The heirs are treated as if they bought it at today’s value, not the original price.

The result?
The roughly $2.9M gain may never be taxed as capital gains.

That’s why the right question isn’t always “Should I sell?”
It’s “What does holding unlock that selling gives up?”

This is the kind of conversation we have every day at Mission Realty Advisors, helping clients think in decades, not transactions.

If you’re weighing a sale, a hold, or a long-term plan, start with strategy, not urgency.
DM us to talk it through.

Always confirm details with your CPA or estate planner.

🧠 Most people are waiting for the housing market to “make sense.”
Some are waiting for a crash.
Others are waiting for the perfect moment to buy.

But the Compass 2026 Outlook reveals the truth:

There is no perfect moment. There’s only the right strategy - and the right lens to see the market for what it really is.

Here’s what the data actually shows:
• Prices aren’t collapsing - they’re stabilizing.
• The “Great Stay” is ending as more homeowners hold higher-rate mortgages. Mobility is coming back.
• Inventory will rise, but not enough to swing the market.
• Buyers finally get options. Sellers still hold leverage.
• The next 12 months reward preparation, not prediction.

2026 won’t reward people who wait.
It will reward people who see the pattern early and make decisions grounded in real data, not headlines.

If you’re thinking about buying, selling, or making a move in the next 6-12 months, the smartest thing you can do is get clear on your position before the market opens up.

I’m offering a free 2026 Market Positioning Review - a 20-minute call to help you understand where your real leverage is.

No pressure. Just clarity.
Comment “2026” 👇 and I’ll reach out.
Clarity beats timing. Strategy beats headlines. Always.

🚨 The Fed cut rates again today - but if you’re watching only the headline, you’re missing the real story.

The headline says: A quarter-point cut. Rates now 3.5%–3.75%.

But the data says something very different:
The Fed is fractured.
This was the third straight meeting with dissenting votes, some wanted a bigger cut, some wanted no cut at all. That kind of division is rare. And in real estate, division inside the Fed matters more than the size of the cut.

Why?
- Because divided committees don’t commit to anything.
- They wait for confirmation.
- They become reactive instead of proactive.

Translation:
-This isn’t the start of a big cutting cycle. It’s a cautious move in the middle of uncertainty.
- Inflation is still sticky.
- Unemployment is rising.

The Fed is flying partially blind after weeks without key data because of the shutdown.

They’re not easing because the coast is clear. They’re easing because the signals are conflicting, and in uncertainty, they’re trying not to break anything.

Here’s the opportunity most people won’t see:
- When the data is unclear, the market doesn’t move in a straight line.
- But buyers and sellers who understand pattern over panic get a real advantage.
- Rates may drift lower — but only if the labor market weakens.
- Inflation may ease — but only if demand slows.

The Fed is telling us something without saying it outright:
- This environment rewards people who can make decisions when others hesitate.
- Most people wait for certainty.
- Winners move when the window is narrow.
- Opportunity isn’t about what’s in front of you.
- It’s about what you’re able to see.

And right now, most people are watching the headline… while the real signal is happening underneath. If you want a strategic read on how this affects your buying or selling position, I’m here, not with predictions, but with clarity.

Did you know Boston was the first city in the US for *ALL* these things, many of which are everyday things we now take for granted?

History is literally built into our streets (evidenced by the potholes and cobblestones 😂) but we wouldn’t have it any other way.

Skip the new gadget. Do something with someone you love instead.

Our most precious resources are time and money - and the best way to spend them is on the people and places that mean the most.

This holiday season, let’s normalize cozy moments at home, shared experiences, and the warmth of being together.

Less stuff. More connection.

“As we express our gratitude, we must never forget that the highest appreciation is not to utter words but to live by them.” — JFK

Gratitude for the little things truly fills life up. A kind word, holding the door for someone, a simple moment of connection...those small acts of kindness are what carry us through the year and remind us where joy really lives.

As we head into Thanksgiving, we are reflecting on the people and moments, big and small, that shape our world. We are especially thankful for the clients who trust us, the colleagues who support us, the friends who lift us up, and the family who grounds us.

If you’re reading this, you matter to us. Not just today, but all year long.

Wishing you and your loved ones a warm, restful Thanksgiving filled with gratitude for the good that surrounds us. 🧡🍁
