1. Changing the locks
Even if you’re not worried about that, you may simply want to upgrade simple hardware for something that’s more secure and modern.

2. The cost of moving
From renting a moving truck and buying packing supplies to hiring professional movers to do it all for you, you’ll need an extensive budget, too.

3. An increase in property taxes
When creating a budget to buy a new home, it’s important you consider not only the loan amount but also the property taxes for that home.

4. Hazard insurance
If you live in an area that often sees the devastation from acts of nature such as these, don’t be surprised when your lender mentions hazard insurance.

5. Disconnect, transfer and reconnect fees
If you don’t plan on taking a service with you and cancel, then change your mind once you’ve moved in, there will likely be a reconnect fee.

6. The last payment at your old residence
If you rent your old place, you may be able to terminate your lease early by finding a new tenant to ensure your landlord won’t lose out on the monthly rent.

🏘️ If you find the idea of being the first person to live in a home exciting, then buying a new construction home may be right for you.

⚠️ Before you jump in with both feet, however, there are a few things you must know.

1. You may not find new constructions in the mls. For buyers, new homes won’t show in their agent’s mls search.

2. New homes often sell before they’re built. There will likely be many homes similar to each other in size and design before the project is complete.

3. First buyers get the best deals. Being a first buyer, however, does come with some risk. Once you contract for a new home, you’re committed to the project.

4. You may be able to negotiate upgrades. If you’re interested in buying a new construction home in a project that’s nearing the end of its sales cycle, it’s more difficult to negotiate a lower purchase price.

1. Hamper, Anyone?
If you have shelving in your closet, be sure to add a space for a hamper as well, so you can get that dirty laundry off the floor.

2. Got Scarves?
If you love scarves, but find it difficult to store them properly so they don’t wrinkle or fall on the floor, try using shower curtain rings on a hanger instead.

3. Use All The Vertical Space
Install hooks, shelves, and other organizational methods to help you utilize all the wall space you can in the closet.

4. Shoes, Shoes, Shoes
To keep your shoes organized and easy to find, invest in shoe racks or a cubby system.

5. Drawer Organizers
To keep small items inside drawers neat and easy to find, buy or make drawer organizers.

6. Soda Can Closet Space-saver
Just pop the tab off an empty soda can or two and attach them to the hook part of a hanger. Hang another hanger from the empty hole in the tab to hang two pieces of clothing in the same space. This is a great idea for grouping like items or complete outfits together.

👌 Here’s how you can manage your time and be more productive.

1. Begin each day with a to-do list
Sticky notes come in handy for this tip because they can be posted anywhere you’re likely to see them as you go about your day.

2. Leave the tv off
Just as you can’t watch tv at the office, you shouldn’t have it on when working from home either.

3. Routines are good but be flexible, too
Whether it’s a bedtime routine for kids or a “time to make phone calls” routine for you, try to stick to routines that make your job easier.

4. Allow for exercise in your work schedule
Stress and inactivity can lead to serious health issues over time, so it’s important you take time each week to get moving.

5. Dedicate space to your work-at-home office
One of the best ways to motivate you to stay productive is to have a dedicated space from which to work. It could be a separate room or just a section of a room but be sure it’s only purpose is as your workspace.

1. Look At The Company’s Experience

When you find a company with years of experience, you automatically know that they are obviously doing something right. They likely have a proven track record of providing good service and customer satisfaction.

2. Note Their Responsiveness

If it takes days for the company to get back to you, this is a good indication they don’t take your business seriously. Should you have concerns that require a timely response, their slow response time could be detrimental.

3. Inquire About The Company’s Security Measures

A good cleaning service will conduct background checks and drug screenings on every person they hire. A trustworthy company will have no problem discussing its hiring practices to help alleviate your concerns.

4. Check Their Reviews
It’s often hard to find good reviews of a company because satisfied customers usually don’t leave reviews. What you’re more likely to find is bad reviews if the company has a habit of providing poor customer service.

If you find very few good reviews but also very few bad reviews, it’s likely the company is a good choice. Be very leery of hiring a company with many bad reviews.

🌳 Hardwood floors can be high maintenance, but with these helpful tips and tricks, caring for your hardwood floors isn’t such a chore.

1. Remove Dents
Place the wet cloth over the dent and run a hot iron over it in tiny circles to pull the dent up. Voila! No more dent!

2. Prevent Scratches
Place socks over the legs of your furniture before moving them. Not only does this prevent scratches in the beautiful finish, but it also makes the furniture much easier to slide.

3. Remove Permanent Marker
If your little Picasso has permanently marred your hardwood floor with a marker, grab a dab of toothpaste and a damp cloth and gently buff it away.

Look for a community with a quality school system and try to choose a property that’s close to an abundance of work opportunities.

3. Pay attention to supply and demand
Check rental listings in a given area to determine the supply and demand ratio for rentals in that area.

4. Know the going rate for rent in the area
Find out what the going rate for rent is in the area you’re looking to buy.

5. Know what the future holds for the area
Be leery of condos and other mass rental properties on the horizon, however, as they may be stiff competition in the future.
