Last week was a full one.

Each morning started with property walk-throughs and inspections across the portfolio, followed by afternoons in Certified Occupancy Specialist (COS) training Monday through Thursday. Yesterday wrapped things up with a half day in the office and then sitting for the COS exam.

Now it’s back to catching up on operations. Emails, resident communication, unit turnovers, and preparing a couple of upcoming vacancies to list.

One of the things I appreciate about property management is the balance between field work, operations, and ongoing education. Some weeks are heavy on compliance and learning, and others are focused on leasing activity and day-to-day operations.

Next week continues the learning with HOTMA training Monday and Tuesday afternoons, which will be an important update for many of us working in affordable housing.

Grateful for the opportunity to keep growing in this field and continue strengthening my knowledge of LIHTC, HUD, and multi-program compliance.

Boston friends curious to hear your answers to this one.

If I were showing someone Boston for the first time, my route would probably look something like this:

📍Start with a harbor or USS Constitution water tour
📍Walk through Faneuil Hall / Quincy Market
📍Stroll across the Boston Common and Public Garden (swan boats are a must)
📍If kids are with us in the summer stop at the Esplanade playground
📍End the evening with a movie or event at the Hatch Shell

Boston has so many great spots, but that combination really captures the city.

Some days in property management move fast.

Today included:
• 2 make-up inspections
• 5 property walkthroughs
• Preparing and delivering maintenance entry notices

Then a quick parent-teacher conference before finishing the afternoon with COS certification training through NHMA.

Continuing education is a big part of doing this work well, and I’m looking forward to completing the certification this week.

Foreclosures are starting. Right now banks are not wasting any time to start collecting back money owed. Recently I started a modification attempt with a client and the bank responded with a 3 week away auction. The client even signed a listing agreement and was ready to sell. The lender said no we will not give them anymore time.

If you’re behind on your mortgage payment you need to act soon. 80% of ppl do not qualify for modification assistance. Unfortunately many ppl’s only options are to SELL & start over.
