It’s time for ! Let’s test your home inspector instincts. 🧠🏠

The Question:
"You notice a thin stair-step crack in the exterior brick mortar of a home. True or False: This is always a sign of a catastrophic, active foundation failure that requires a total structural replacement."

TRUE or FALSE?

Take a close look at the brickwork, think like an inspector, and drop your guess in the comments below before reading the answer! 👇

🛑 THE ANSWER: FALSE!
While any foundation crack can look alarming, stair-step cracks in mortar are not always a catastrophic emergency.

Minor Settlement vs. Active Failure: Almost every home experiences minor, natural "settlement" during its first few years as the soil under the footing compresses. If the crack is thin (less than 1/4 inch) and stays confined to the mortar joints without cracking the actual bricks, it is often stable, cosmetic settlement.

The "Soil Shift" Factor: With parts of Virginia experiencing shifting moisture levels and recent dry conditions, soils can shrink and expand, causing minor cosmetic movement.

When to Worry: If the crack is wider than 1/4 inch, if the actual clay bricks are snapped completely in half, or if the wall is visibly bowing outward, that is when we flag it as an active structural concern.
