When I studied the sales in our market, the homes that sold closest to their asking price averaged about 12 days on market.

The homes that started 10% or more above market averaged 147 days.

Same neighborhoods. Same buyers. Different pricing strategy.

I recently saw this firsthand with a home I sold in Bothell.

We listed at $1,598,000, generated strong interest immediately, and sold in just 5 days for $1,632,000.

Because pricing isn't really about the number.

It's about the bracket.

Buyers don't compare your home to your neighbor's home.

They compare your home to the 10–12 other homes in the same price range they're touring that weekend.

And once a home sits, the psychology changes.

After about 30 days, buyers stop asking:
"How much is it?"

They start asking:
"What's wrong with it?"

There's a price where your home gets 15 showings in a weekend.
And there's a price where it gets two.
That gap is smaller than most sellers think.

The goal isn't to price high.
The goal is to price strategically enough to create demand.

And demand is what drives the best results.
