The Snohomish County residential real estate market is currently navigating a period of stabilization, characterized by cooling price growth and a significant surge in inventory.

The biggest news this month is a massive influx of available homes. Active listings have increased by 28.4% compared to this time last year, and we saw a jump of over 23% just from March to April. This means the spring market is gaining serious momentum, providing buyers with significantly more choices than they had in recent months. Interestingly, while inventory is up, closed sales actually declined by 3.7% year over year.

Strategic Positioning for Your Property

When considering the basic economic principles of supply and demand, more inventory means downward pressure on prices and significantly more competition on the market when you are in a selling situation. Because active listings have surged, buyers have the luxury of choice.

To succeed in this environment, it is more important than ever to price properties correctly from day one and position them to sell. The homes that successfully close right now are presented flawlessly, offer easy access and flexibility for showings, and are priced highly competitively. Homes that start with an inflated price and rely on price drops end up sitting on the market, losing momentum, and ultimately selling for less.
