A LOT of the homes we inspect are missing this secondary condensate drain (or a float switch) at the furnace/coil altogether. It's an easy one to overlook because... it's just a little pipe, right?

But when the primary drain clogs — and eventually, it will — that water has nowhere to go except into your furnace closet. Not exactly a "surprise" you want to find later.

If you're a homeowner: have an HVAC pro check whether your system has this backup drain or float switch, and get it added if it doesn't.

If you're buying: it's a quick, inexpensive fix — but worth flagging and asking the seller (or your inspector) about before closing.
