Hi it’s Nicole Grier, Realtor, with Coldwell Banker and your Boulder County market expert. Here is the recent market update. In Q1 2026, we’re seeing a shift in the Boulder County market, especially when it comes to pricing and inventory. The average home sold at about 95% of list price, while the median was slightly higher at 97%. Both of these numbers are trending downward, which tells us inventory is building and buyers are gaining a bit more leverage.

Looking at homes under contract, detached single-family homes actually increased slightly—up 1%—with 334 homes currently pending and expected to close. That’s significant, making it the second-highest level we’ve seen in the past 11 years, just behind the peak during 2021.
