Homebuyers are facing the most competitive U.S. housing market in decades this spring. To put that in perspective, the inventory of homes for sale nationally fell to a record-low 1.03 million units by the end of February, or about 30% below what it was a year earlier, according to the National Association of Realtors. That amounts to a two-month supply, well short of the six-month supply economists say is needed for a balanced market. Homes in February typically sold within just 20 days of hitting the market. Brighter-than-normal shooting stars are set to blaze across the sky this week, and Colorado stargazers won't want to miss their peak.

There hasn't been much beyond the ordinary to stare up at in the nighttime sky since the Quadrantid meteor shower that ushered in 2021. But that changes this month with the Lyrids, which start Friday, April 16, and run for two weeks through Friday, April 30.

The Lyrids overlap with another meteor shower, the Eta Aquariids (sometimes spelled Aquarids), which will sprinkle some fast-moving meteors in the morning sky before their peak next month, and the first of three consecutive supermoons rises on April 27.

A video game designer in Boulder leveled up last month with the $6.5 million purchase of a modern custom-built home sitting on five acres, earning the top spot among local home sales in March.

David Speyrer, a programmer and designer for Washington-based video game developer Valve Corp., bought the 6,247-square-foot house at 1357 S. Cherryvale in Boulder on March 5.

Speyrer has worked for Valve since 1999 and has helped develop first-person shooter games, such as “Half-Life 2” and “Left 4 Dead,” according to his LinkedIn.

Sellers Mark and Angela Heisten purchased the property in 2016 for $2.75 million, according to property records. Mark Heisten is a scholar in residence for advertising strategy at the University of Colorado Boulder.

Communities in the Boulder Valley and Northern Colorado recorded record median sales prices during March, with Boulder topping the region with a median price of $1,557,500, up 55.74% from the same period a year ago.

That’s according to the latest data from Information and Real Estate Services LLC, the Loveland-based multiple-listing service for the region.

Boulder’s median sale price dwarfs that of the next-most-expensive city in the region, Estes Park, at $639,000, a year-over-year increase of 11.1%. Fort Collins also set a record of $495,000 for median price, up 16.5% from March 2020. Close behind was Longmont, at $493,000 up 8.1%, and Loveland-Berthoud, up 7.5% to $430,000.

The home-buying market will keep growing through 2023 in the U.S., but it won’t be growing at the tremendous rates seen during the deepest months of the pandemic.

That’s the assessment from Joel Kan, the associate vice president of economic and industry forecasting at the Mortgage Bankers Association during a presentation at BizWest’s Northern Colorado Real Estate Summit on Thursday morning.
