If you see any of these things when you’re seeing a home and you want something move-in ready, run away!

Each of these red flags denote more than casual, easy fixes–these are signs of a major fixer-upper.

As you do your walkthroughs with your agent, pay close attention to these signs.

If there’s a weird smell in each of the rooms, or random fresh paint, or water stains on the ceiling, you’ll probably want to ask the sellers about it before moving forward.

Your agent will guide you through this process and help you find the right home for you–with fixes that are on par with your comfort level.

This is one of the easiest ways to reduce your interest rate, but not many buyers know about it!

Basically, the seller can put some money towards your lender during closing to buy discount points, which lower the interest rate on the buyer’s mortgage.

The result is that the mortgage payments are lower for the buyer for the first few years of their mortgage.

If you’re buying in a market where homes are moving a bit more slowly, a buydown is definitely something to keep in mind for negotiations.

Or maybe you’re selling in a slower kind of a market. It’s definitely worth talking to your real estate agent if you’re interested in buying down for your buyer. It’s a big selling point, and potential buyers will be all over your listing!

Do you think a real estate agent can represent both the seller and the buyer on the same real estate purchase?

If you said “maybe”, then you’re correct!

When an agent represents both the buyer and the seller, they’re called a dual agent.

In some places, dual agents are actually illegal, like Colorado.

But even if they are legal where you are, you should stay far away from a dual agent.

Dual agents present a problem because your real estate agent is support to fight for your best interest. By the nature of the real estate agreement, the buyer and the seller do not share interests.

As a result, a dual agent cannot fight for their clients’ best interests if they’re representing both the buyer and the seller.

Buyers, this is why it’s so important to find an agent before going to see houses. You might think the agent showing the house could help you through the transaction, but now you can see why that’s not such a good idea!
