Rates aren’t the problem
Waiting is:

You’re going to pay for housing either way
The question is who benefits? The long term average mortgage rate is roughly 6-7%
What we’re seeing right now is not unusual
It just feels that way because we got used to 3%
Now let’s do some math:

Rent: $2,500 per month
That’s $30,000 per year
Live there 5 years
You just paid $150,000

Gone
No equity
No tax benefits
No upside

Now compare that to owning:

You still have a payment (most likely higher yes but that is just one factor, keep reading)
But part of it pays down your loan
You get tax advantages
And historically, real estate appreciates over time

More importantly:

You have to live somewhere (unlike Uncle Joe, Please get off my couch)

So the real question is
Are you paying yourself
Or someone else

Owning isn’t just an “investment”
It’s investing in something you already need

And in my opinion
The people waiting on the sidelines
Are going to look back and wish they didn’t
