If you’re selling this season, a little effort out front goes a long way. Because the moment a buyer pulls up to a showing, they’re already forming an opinion.

But there are a few simple things you can do to nail that first impression. Think tidying up your landscaping, bringing in some seasonal flowers, and sweeping the walkways. Or even just cleaning out the gutters and making sure the path to your door is well lit.

You don’t need to do a big overhaul to get buyers’ attention.

Did you know the median home price in Denver is about 38% higher than the national median?

One thing I think gets lost when we talk about Denver home prices:

You’re not necessarily buying for today’s price. You’re buying for the next 5, 10, 15+ years. Denver is an expensive market, but it’s also an established housing market that has built significant value over time.

That doesn’t mean prices only go up, they don’t. But if you can comfortably get into the market and hold a home over time, you’re giving yourself the opportunity to build equity and participate in that long-term growth.

Sometimes getting your foot in the door matters more than waiting for the perfect price. Do you want to continue moving forward with the next steps to be in the position to purchase a home when the right one comes along or to wait?

This is my normal schedule of showing homes. These were Lafayette, Wheat Ridge, Louisville, Aurora, Bennett, Golden. Hours of driving, calling listing agents, getting information on the homes and the area, speaking with lenders, gas $, educating and guiding buyers. But I don’t get paid for any of this. It’s definitely a crazy mindset to work for free, sometimes for months, until the right home is found. I think that’s one of the strangest parts of being a Realtor.

But I get to build my schedule around my kids. I get to be there for the important stuff. I can take a Tuesday afternoon to drive all over Colorado helping someone find their home, and then be a mom when my kids need me.

There’s a lot of uncertainty in being a Realtor, but there’s also a pretty incredible amount of freedom.

And I really do love that part.
