MONDAY MARKET MOMENT ~
The greater Denver Metro real estate market overall, which includes Boulder County, is in a healthy neutral state, according to recent research by Zillow. The goal of their market heat index is to indicate the balance of demand for homes and supply of homes in a given market. The article shows the top 10 buyers markets and top 10 sellers markets and you can change regions to evaluate dozens of other US metro areas.

The Denver metro area's market temperature index is 47.6, meaning there is a health balance of buyers and sellers. (50 is completely neutral) The current market is the most favorable to buyers during the period of the study going back to 2018. The Zillow Home Value Forecast predicts relatively flat growth at -0.9% through August 2025.

The peak seller's market was in Jan-Feb 2022 with an index of 120.1. This time period was one of intense frustration for buyers that competed with multiple buyers on virtually every home for sale in the market.

ADVICE FOR BUYERS: It sounds cliche to say "it's a great time to buy" but that really is true at this moment. Median and average prices dropped year over year in 6 out of 10 Boulder Couny areas, while inventory overall continues to increase. Generally there are fewer buyers in the market in the months after school starts in the fall, and before spring break, so it's a much less competitive time to be in the market.

MONDAY MARKET MINUTE...

☑ September is often a challenging month nationwide to list a home as end-of-summer trips and back-to-school distractions tend to reduce buyer activity, and most sellers and their agents know this. A pre-inspection can help to identify needed repairs and ensure the property makes the strongest impression possible as soon as it hits the market.
☑ Total home sales nationally are now projected to be lower than previously expected for the rest of this year, with meaningful recovery not anticipated until further into 2025, according to new forecasts from Fannie Mae.
☑ Office vacancy in Downtown Denver rose to 33.8% during Q2, marking the highest vacancy rate on record. As of late 2023 the office vacancy rate in downtown Boulder was 29%, and a whopping 42% for the City as a whole. Is the bloom off the rose for the Boulder/Denver area as a corporate destination? Even if that is the case, the area still remains a top destination to relocate to per many
☑ Colorado home sales have definitely slowed down, although inventory remains slightly constrained. Data indicates an increase in the frequency and amount of seller concessions to relieve the pressure buyers still feel with interest rates and insurance premiums.

The S&P CoreLogic Case-Shiller Indices are the leading measure of U.S. home prices - the most recent release shows that 18 out of the 20 major metro markets reported month-over-month price increases. The Denver MSA (that includes Boulder) is included in the elite 18, however Denver's 1 year return was only 2.75% whereas the return on the 20-city index was 7.29%.
