Zillow is showing you the same homes as everyone else.

If that’s your only strategy for buying in Colorado in 2026… you’re already behind.

Because the buyers who win in Colorado right now aren’t just scrolling listings — they’re working with someone who knows how to find opportunities others miss.

Here’s what that actually looks like:
👉🏼 Identifying homes where there’s room to negotiate
👉🏼 Filtering through the MLS to uncover properties most buyers overlook
👉🏼 Introducing you to neighborhoods you may not have considered yet
👉🏼 Tapping into a network of agents with coming-soon and off-market opportunities

That’s where some of the best outcomes happen — not by waiting for Zillow notifications.

I do things a little differently.

Instead of just setting you up on a search, I start with strategy.

Because in today’s Colorado market, you don’t need an agent who waits.

You need one who works.

If you’re thinking about buying this year, DM me START and we’ll talk through what’s actually possible.

You know it’s spring in Colorado when these start popping up again.

Patios fill up, farmers markets come back, and everyone suddenly remembers how nice it is to be outside.

After a pretty mild winter, I’m not complaining.

What’s the Colorado spring moment that makes it feel like the season officially started for you?

The one thing that can make or break your listing?

Your launch strategy.

In Colorado, the first few days on the market matter more than most sellers realize.

About 45–50% of homes nationally hit the market on Wednesday or Thursday—and there’s a reason for that. It gives the listing time to build momentum before the weekend, when most buyers are touring homes and attending open houses.

When a home goes live, it typically gets an early surge of visibility.

Agents receive alerts. Buyers refresh their searches. New listings rise to the top of the feed.

That’s why pricing and preparation before launch matter so much.

Homes that hit the market priced right and ready to show often generate the most activity in those first few days.

And that early momentum is what turns curiosity into showings… and showings into offers.

Selling isn’t just about putting a sign in the yard—it’s about having a launch plan that works with how buyers are actually searching in today’s Colorado market.

If you’re thinking about selling this year and want to talk through timing, pricing, and strategy for your home, my DMs are always open.

Things I’ve been sharing with clients who want to sell in Colorado in 2026 🎯

The market has shifted from the frenzy we saw a few years ago.

Buyers have more options, pricing strategy matters more, and concessions are becoming more common.

That doesn’t mean homes aren’t selling. It just means the homes that sell well are the ones positioned correctly from day one.

If selling in 2026 is on your radar, I’m always happy to talk through what the current Colorado market actually looks like and what buyers are responding to right now.

📩 DM me anytime if you want to talk strategy.

House hunting in Colorado and feeling like nothing quite fits? 👀

So many buyers I talk to are looking for things like:
✔️ A home close to trails but still an easy commute
✔️ Something move-in ready (because renovations are not the vibe right now)
✔️ A yard for the dog but still walkable to coffee
✔️ A place that feels like Colorado without being miles from everything

Sound familiar?

When we work together, I pull listings that solve exactly the problems you’re looking to solve.

Instead of endlessly scrolling Zillow, I give you a shortlist worth actually touring so, what are you waiting for? Let’s chat.

April in Colorado usually means the transition out of winter.

This year… winter kind of skipped the memo.

Patios are opening early, trails are already busy, and longtime locals are still looking at the mountains wondering if more snow will show up.

One thing hasn’t changed though — when the sun comes out here, people go outside.

I’m a Realtor, not an influencer.

My goal isn’t followers.

It’s getting the right eyes on your home.

In Colorado’s market right now, listings don’t sell just because they exist.

They sell because they’re positioned well, priced strategically, and shown to buyers who are actually ready to move.

So yes—you’ll see me creating content. Filming reels, talking about listings, but the goal isn’t to go viral.

The goal is to get your home in front of the people who might write the offer.

I’m not chasing likes.

I’m tracking listing views, showings, and serious buyer interest.

Because in a market where inventory is still limited in many Colorado communities, how a home is presented and marketed can change the entire outcome.

Content is just the tool. The job is results.

If you’re thinking about selling in Colorado—now or down the road—I’m always happy to talk through what it actually takes to position a home well in today’s market. 📩

When people ask me where to go in Colorado, I try to never give the same answer.

It depends on your vibe.

Some people want quiet views and hot springs.

Some want places the kids won’t complain about.

Some want trails, patios, or somewhere good for a date night.

What’s your vibe? DM me and I’ll send more recs to you.

Thinking about selling your home this year?

Here’s the truth about the Colorado market right now: the best agent you can hire isn’t the one who agrees with everything you say. It’s the one who tells you what you actually need to know.

That might sound like:
🗣️ “That price is likely to sit in this market.”
🗣️ “A few small updates could make a big difference before we list.”
🗣️ “Let’s talk through whether selling right now actually supports your goals.”

Colorado buyers today are informed, cautious, and watching the market closely. Strategy matters more than ever — and honest guidance is a big part of that.

Sometimes the best advice isn’t “let’s list tomorrow.” Sometimes it’s slowing down, adjusting the plan, or even waiting.

And when you’re making one of the biggest financial decisions of your life, that’s exactly the kind of agent you want in your corner.

DM me when you’re ready to explore your options.

Your landlord raised your rent again.

And somewhere in Colorado this month, someone with a similar income just bought a home.

Not because they had way more money.

In many Colorado markets, monthly rent for a 1–2 bedroom apartment can be close to what some buyers pay for a mortgage—depending on price, loan program, and interest rate.

Most buyers I work with are surprised by how many options actually exist once they talk to a lender who understands the programs available.

So how did they do it?

They stopped guessing and started having real conversations—with a lender and an agent who look at their actual numbers, goals, and timeline.

Sometimes the result is: “Let’s buy now.”

Sometimes it’s: “Let’s make a plan for next year.”

But either way, they get real information instead of assumptions.

If you’ve been wondering “Could I actually buy?” The best first step is simply running the numbers.

I’m happy to connect you with lenders who work with buyers across Colorado and can walk through the options that might fit your situation.

📩 Send me a message if you want to start the conversation.

Mortgage rates dipped below 6% – The first time we’ve seen the 5% range in over three years.

For buyers in Colorado, that’s a pretty meaningful shift.

Here’s what it could mean for you:

Lower monthly payments compared to the 6–7% rates many buyers saw recently

More buying power, which may open up homes that felt just out of reach a few months ago

More listings coming online as sellers who were waiting for rate relief decide it’s time to move

The Colorado market is still competitive in some areas, but conditions are more balanced than they were during the frenzy years. That means preparation and timing matter more than ever.

If you’ve been waiting for a signal to start exploring your options, this might be it.

If you want to run the numbers, look at neighborhoods, or talk through what this shift means for your timeline, let’s schedule a quick call.
