Windows and exterior doors play an important role in how comfortable a home feels as temperatures begin to fall. This is a good time of year to take a closer look at their condition.

Check for worn weatherstripping, damaged caulk, visible gaps, difficult operation, or noticeable drafts around frames. These details may seem small, but they can affect comfort throughout the colder months.

If you are touring a property, look at the general age and condition of the windows and doors instead of focusing only on the view. Existing homeowners can use the season to identify areas that may need simple maintenance or professional attention.

Add windows and doors to your fall checklist before colder weather makes those little drafts much easier to notice.

Smart-home technology can add convenience, but more technology does not automatically create a better living experience. The most useful features are often the ones that quietly make everyday routines easier.

A connected thermostat, smart lock, video doorbell, lighting controls, or simple sensors can be practical additions to a residential property. When touring a home with these features, consider how intuitive they are and whether they fit the way you would actually live.

It is also worth asking what remains with the property, whether any features require subscriptions, and how accounts or controls will transfer to a new owner.

The best technology should support the home rather than compete with it.

Getting a home ready to sell does not automatically mean starting a major renovation. Sometimes the most effective preparation begins with making the property feel clean, maintained, and ready for its next owner.

Walk through each room and look for worn paint, loose hardware, damaged trim, outdated light bulbs, clutter, and other small distractions. Outside, tidy landscaping and a clean entrance can help create a stronger arrival.

Once the basics are addressed, consider whether larger improvements actually make sense for your property and current market. Not every project needs to be completed before a home is listed.

🚶‍♂️🌊 10,000 steps a day with views like these? I’ll take it!

One of my favorite places to get my daily steps in is Windsor Lake! ☀️

One lap around the lake is just under 2.5 miles and takes me about 45 minutes. It’s the perfect place to get some exercise, clear my head, and enjoy the beautiful Northern Colorado scenery.

Between the mountain views, wildlife, and peaceful atmosphere, it’s little places like this that make me love living in Windsor.

Some of the best views in Northern Colorado are right in our own backyard! ⛰️🍂

Spent today exploring Devil’s Backbone in Loveland, and wow… what an incredible place!

Between the towering rock formations, the natural arch, the winding trails, and those beautiful fall colors, it's hard to beat a day like this. Even got the drone up to capture some pretty amazing views from above! 📸

One of the things I love most about living in Northern Colorado is having places like this just minutes from home.
