Our standard home inspection covers electrical systems, plumbing, roofing, and the condition of fixtures, walls, floors, etc. We identify and list electrical and water supply sources, along with recommendations for sewer inspections. Beyond these, we offer specialized services including electrical load analysis using an Ideal SureTest for outlets and load capacity, ensuring your circuit breakers have sufficient capacity. We also conduct surveys for aluminum wiring.
For moisture detection, we utilize infrared thermometry and non-destructive testing devices. Our radon testing service is for informational purposes, as state-licensed radon detection measurement companies are required for real estate transactions and other business applications. Similarly, asbestos testing is a state-licensed process; however, we can take samples and send them to a lab for your information, advising on whether testing is recommended based on the age and quality of finishes observed.
Lead paint testing is performed using a swab sampling methodology, essential for painters to determine the presence of lead before removing or sanding old paint. Mold testing is conducted using air sampling methods, with samples analyzed by an external certified laboratory. We also detect household environmental toxins, including VOCs, Formaldehyde, and carbon dioxide levels, using air sampling.
Our equipment arsenal includes water pressure and quality testers, electrical power sensors, GFI and AFCI testing devices, contact and non-contact moisture meters, laser-based measurement tools, and infrared thermography for energy inefficiency and moisture detection. While we prioritize non-invasive technologies, we can perform invasive procedures if necessary to assess insulation presence or for sensor access.
Please note that radon and asbestos tests are state regulated, and we recommend testing by a certified provider for compliance. We offer preliminary assessments that may suggest the need for certified testing, especially for real estate transactions.
