Yes, this is about the craziest real estate market I have ever seen.

Buying a home is challenging...
Be patient
Have an upper limit of what you will spend
Have your loan pre-APPROVED not prequalified
Cash is king. You probably can't beat a cash offer with a loan.
Don't waive inspections, modify with health & Safety items.

Be aggressive with offers, but be smart.

Remember, this market will turn around someday. Do you really love that house you just bought? Could you sell that house you just bought? Will someone else overlook the "faults" in a buyer's market?

CHANGE YOUR FURNACE FILTER! Once again I was reminded the importance of changing the filer when a tenant called to tell me the thermostat needed replacing because house temp wasn't consistent with thermostat reading. Tested thermostat by turning it up and down to which it reacted fine. Changed furnace filter and it works fine.
PUT A REMINDER ON YOUR CALENDAR TO CHANGE YOUR FURNACE FILTER MONTHLY. Your furnace will thank you!

Selling your home? Yes, in Colorado it is a very strong seller's market. Remember if you want to get top dollar, get your home ready for sale. De-clutter! Reduce the amount of clothing/stuff in packed closets. Over-stuffed kitchen cabinets? That might say- there is not enough cabinet space. Reduce the objects on bath and kitchen counters.
You have to pack anyway, might as well start the week before you list your home!

What Does “Low Inventory” Mean for Home Buyers?

Limited inventory means there are fewer active listings on the market. 2018 began with only 5 weeks of inventory, meaning that if no new homes for sale came on the market, the Denver Area would run out of homes for sale in just over a month. When there are more home buyers than homes for sale, this leads to more competitive bidding.

This is even more true in lower price ranges. In 2018, homes under $400k spent an average of only 23 days on the market, below the housing market average of 36 days. When affordable housing is hard to come by, buyers looking for a home in lower price ranges can expect bidding wars.

Home buyers need to be ready to act fast when they want to purchase a home. That means two things:

Be Prepared to Make an Offer

Did you ever lock yourself out of your home and wish you had a lock box? Just had a client's house-sitter call me because she locked herself out of my client's home and they are traveling. What to do? They called locksmith and also found a window that was shut but not locked. Moral of the story? Put a lock box somewhere on your house, (not obvious) . They are very inexpensive and can really save the day.

If you are going away, do NOT turn your heat off to save money. You might turn it down by 4°but that’s all. It doesn’t save you any money and you run the risk of broken pipes at this time of the year. Landlord tell your tenants!! It can be a costly mistake.
