The latest forecast from the National Association of Realtors predicts a 9.5% gain in existing home sales in 2012 and a 6.9% boost in 2013. Median prices for existing homes should be UP 3% in 2012 and UP 5.7% in 2013.

Change is afoot in the Boulder County real estate market. A year ago, homebuyers could consider homes in their price range at a leisurely pace. This spring is different. Realtor phones are buzzing.

Citing the "Make My Day" law, the Boulder County district attorney announced Thursday that no charges will be filed against the homeowner who shot and wounded Zoey Ripple, the 21-year-old woman who entered a home on College Avenue early Wednesday.
