Above $2M, the market changes. Days on market increase, negotiation spreads widen, and buyers expect more precision around price, condition, and presentation. Above $3M and $5M, the buyer pool narrows even further, creating longer timelines and more discretionary decision-making.

In today’s market, days on market is more than a statistic — it is feedback.
