What actually helps Colorado sellers get top dollar? 👇

Here’s what I’m seeing sell homes quickly and above asking.

1️⃣ Pricing slightly below market value.
Sounds backward, right? But homes listed just under market often attract more attention, spark bidding wars, and sell for more than expected. Strategic pricing = smart selling.

2️⃣ Professional-level clean.
A spotless home makes a big impression. Think: fresh scents, sparkling surfaces, clean carpets. 🧼 It’s a small investment that pays off big in buyer perception.

3️⃣ Decluttering… then decluttering again.
It’s more than tidying it’s editing. The goal? Help buyers see the space, not your stuff. Sometimes it takes multiple passes to get there and that’s okay.

4️⃣ Offering a seller credit.
With higher interest rates still in play, buyers appreciate a little breathing room. Whether it's to cover closing costs or buy down a rate, credits help offers come in stronger.

Have you been hoping to cozy up in a new home before the end of 2025?

The process of buying a house takes a little bit of time, so if your goal has been to move before the year ends, the time to begin your journey is now!
Here's a snapshot of what to expect from the home-buying process.

Step 1: Pre-Approval
Before embarking on your home search, getting pre-approved for a mortgage is a crucial first step. This process typically takes between 1-2 days, assuming no credit repairs or additional income verifications are required. Pre-approval not only solidifies your budget but also makes you a more attractive buyer when you're ready to make an offer.

Step 2: Home Search
Every home search is unique, and the timeline can vary based on market conditions and your specific needs. However, most buyers generally find their dream home within a month. This step also includes exploring different neighborhoods, attending open houses, and refining your list of must-haves.

Step 3: Closing The Deal
Once your offer is accepted, the final steps include home inspection, appraisal, finalizing your loan, and closing. This part of the process usually takes around 30 days. Then, the keys are yours!

Keep in mind that this is a general guideline, and the timeline might shift based on various factors.

✨ Golden aspens still glowing in the high country
✨ Perfect hiking temps (40s-60s) with way fewer crowds
✨ Garden of the Gods & Red Rocks without the summer tourist rush
✨ That magical window before full winter hits

Honestly? November might be the most underrated month here. You get the best of fall AND early winter, often in the same week.

This is what I tell my clients to focus on to make sure they hit the mark from the get-go.

👉🏼 Get to work on curb appeal. At minimum, make sure your yard is free of debris and drooping tree limbs.

👉🏼 Declutter: Clutter can turn off buyers in seconds (I’ve seen it firsthand). Take a critical look at your space and clear countertops, tidy your closets, and remove personal mementos to help buyers envision themselves living there.

👉🏼 Stage your home
The final touch! One reason I typically recommend it? It’s been reported that professionally staged homes spend 73% less time on the market compared to homes that haven’t been staged. (Real Estate Staging Association)
