The office building shown in the video above was originally leased as a white box space. The interior was painted white, and the critical systems and components were installed and operational. The tenant completed minimal improvements before occupancy.

During the inspection, signs of active leakage were observed, including rusting and staining on the ceiling and adjacent components. Drip pans were installed after occupancy as a temporary fix to collect water from leaks and condensing equipment.

Once you take title to a commercial property, any contamination or environmental issue becomes yours. "I didn't know" doesn't hold up. A Phase 1 gives new ownership the chance to catch problems before closing, not after.

Yesterday, CCPIA® hosted a sold-out, one-day Commercial Property Inspection Field Training in Milwaukee. Students from across the country joined Rob Claus for a hands-on inspection and walk-through of a community center. The historic structure was built in 1956 and has undergone various improvements and renovations over the years.

Students assessed the property’s condition and discussed reporting approaches for the commercial kitchen, MEP systems, solar panels, building envelope, accessibility, and more. During the inspection, they discovered issues with the electric service, grounding, and distribution; roof and roof drainage; masonry concerns; and some barriers to accessibility. Students shared their personal experiences and learned from each other.

The last hands-on CCPIA® commercial property inspection training of the year is Oct. 7-9, 2026, in Boulder, CO. Students will inspect a renovated mid-century industrial building that currently operates as a brewery. Visit the training calendar below to learn more.

One of the best parts of continuing education is getting to learn alongside other inspectors who care just as much about doing the job well.

Yesterday was a full day of hands-on learning, conversations, questions, and sharing experiences with a great group of inspectors here in Milwaukee.

There’s always something to learn from the people around you, and I’m grateful for the opportunity to keep building my knowledge, sharpening my skills, and bringing more value back home to our clients at Leppard Inspections.

Introduction to Commercial Property Inspections Class
📍Boulder, CO
🗓️ October 7-9

The mock inspection site for this class is a renovated mid-century industrial building, originally constructed in 1951. The approximately 8,000–8,600 SF structure features a durable precast-concrete double-tee frame, large overhead garage-door openings, open industrial floor areas, production and cold-storage spaces, office areas, restrooms, a taproom, and an outdoor beer garden/patio. The property has been adaptively reused as a brewery and hospitality venue, retaining many of its original industrial characteristics.

Plus, on day two there will be an optional happy hour with reps from OREP insurance and CoStar for students to network.

In most high-rise buildings, luminous egress path markings are required in interior exit stairways, ramps, and passageways. Solid, continuous lines at least 1" wide, and never blocking safety signage or standpipe labels.
