📊 Appraisal language — An appraisal gap of $10K–$25K written into your offer is often what gets you past the next-best offer at the same price.
⏱️ Deadlines — Sellers prefer 30 days over 45, and 7 days of inspection over 14. If you're pre-underwritten, say so.
None of these feel like the price. All three are what wins the house when prices are close.

Farmington City officially opens North Cottonwood Commons tomorrow night — a destination-scale park at 550 Innovator Drive with the tallest playground slide on the Wasatch Front, a ninja warrior course, splash pad, race track, pickleball courts, 150,000 sq ft of lawn, and an outdoor fireplace gathering area with Shepard Creek running through it.
Why projects like this matter:
When a city invests this hard in family quality-of-life, it’s a signal. Cities that build for families attract families. And that shows up in home values, school enrollment, and the kind of neighbor you end up living next to.
