Most buyers think they need to outbid everyone on price. But when offers are close, sellers are usually comparing three other things first:
๐ฐ Earnest money โ A $5K deposit on a $500K home reads as tire-kicking. $15K reads as committed.
๐ Appraisal language โ An appraisal gap of $10Kโ$25K written into your offer is often what gets you past the next-best offer at the same price.
โฑ๏ธ Deadlines โ Sellers prefer 30 days over 45, and 7 days of inspection over 14. If you're pre-underwritten, say so.
None of these feel like the price. All three are what wins the house when prices are close.
