Beginning in 1982, Steve Terry started Emerson International, specializing in market and feasibility studies and property management. In 1991, Steve Terry, Larry Kocherhans, and Lyman Adams united together t
o form a development company, International Development Group (IDG), which, to date, has developed or acquired over 3,500 units in 14 different metropolitan areas specializing in affordable housing, market rate, market rate/LIHTC combination properties, mixed-use multi-family, office and retail, and creating vertically integrated, live-work environments. In 1994, it became apparent to IDG that no existing third party property management company could provide the expected level of quality property management services that IDG demanded for its in-house portfolio, so Horizon Investment and Management Corp. was formed to serve the in-house portfolio and key third party owners. Horizon Investment and Management Corp., AMO® is an accredited management company with the Institute of Real Estate Management. Horizon has the advantage of five major executives and owners which have a cumulative 175 years of professional property management experience specializing in the multi-family industry. Horizon currently manages over 67 properties and 7500 units in Utah and Nevada. Horizon saw a further need in the multi-family industry for an advanced level of innovative and technology-driven property management services for third party ownership groups. In September of 2012, the third party division of Horizon, was introduced as Cornerstone Residential.
