The COVID-19 pandemic has created an interesting environment for residential real estate.

Statistics like the personal savings rate (which hit 33% in April) suggest that Americans are stockpiling cash and curbing their spending. At the same time, the local real estate market has been hot β€” evident by the speed in which my listings are moving and what I’ve been hearing from other agents.

For example, two of the three homes below sold in little more than one month β€” from listing to closing. The third, a home on Meadow Ln. in Peotone, had multiple offers within the first two days and closed quickly. And to think that, in my initial conversations with the sellers, we asked ourselves if this was a good time to be putting a house up for sale!

So how do we explain a hot real estate market in the middle of a pandemic? Buyers who were sidelined earlier this year are now active β€” with interest rates below 3% providing additional incentive β€” while sellers are reluctant to put their homes up for sale in the midst of an uncertain situation. That’s caused a dwindling supply of houses on the market, and the lack of inventory has created more competition among buyers.

Businesses in Kankakee County have not been immune to the effects of the COVID-19 pandemic.

Bakers Square and Coyote Canyon, neighbors on Rt. 50 in Bradley, have announced they will not reopen. JCPenney, the last of the four anchor stores at Northfield Square Mall, is currently having a final sale before it closes for good. Victoria’s Secret and Bath & Body Works β€” owned by the same parent company and also in the mall β€” are closing, too.

These businesses are among the latest additions to the list of projects that McColly Bennett is working on. That list is below.

It’s unfortunate, of course, any time a business closes. But with change comes opportunity, and here’s to hoping a new wave of businesses can utilize these properties, many of which are in highly visible locations.
