Pros and Cons of a Pre-Listing Appraisal

Having an appraisal done prior to listing or offering your house for sale by a certified real estate appraiser may give you a leg up on your competition! Many FSBO's price their house based on the simple confusion of cost vs. value, hearsay about neighborhood sales, and their own emotional investment in the property. An appraisal is an unbiased opinion of market value. This value will help sell the house for the highest market supported price in the most reasonable amount of time.

An appraiser will tell you like it is! Sometimes the truth hurts. Often, sellers come to the realization that they have over improved the property and that they may not recoup some of the money spent on certain improvements. Others are pleased to find out that their house is worth more than what they had originally thought!

A private appraisal is not transferrable to a lender. Appraisals done for private parties are not completed on Fannie Mae or Freddie Mac approved forms. They are typically completed on a General Purpose type of form. Appraisals for mortgage purposes have certain requirements that differ than those done for a private party.

It will give you an accurate square footage (Gross Living Area)! Having the correct GLA will not only help accurately value the property but will also ensure there will be no issues related to square footage when the mortgage appraisal is done.

In markets where there are a lack of comparable sales appraisers know where to look and find comparable sales or the next best comparisons! The same can be said for unique properties when there are no other houses like yours nearby. Not all houses are the same and knowing where and what to look for is key in the valuation process!

There are always pros and cons to consider. The cost of an appraisal is minimal compared to the value it offers when assisting sellers in marketing and selling their house!

Pre-Sale Decisions

Before someone decides to sell a home, there are several decisions to be made. First and foremost: ''How much should it sell for?'' But there may be other equally important questions to ask: ''Would it be better to paint the entire house first?'' ''Should I put in that third bathroom?'' ''Should I complete my kitchen remodel?'' Many things which we do to our houses have an effect on their value. Unfortunately, not all of them have an equal effect. Some things may not add nearly enough to the value to justify the expense.

So seeking a professional appraisal can often help homeowners make the best decisions on investing in their homes and setting a fair list or ask price.

The Bourbonnais Housing Market...
It remains a seller's market. There are only 36 active listings in Bourbonnais as of 12/06/2022 priced from $115,000 to $359,900 and 22 of those are under contract. Even with higher interest rates buyers are remaining fairly competitive. There were 20 residential sales in Bourbonnais over the past month and 9 were at list price or over list price! As a buyer, it doesn’t make sense to try to time your rate in this market. My best advice is to buy when you’re financially ready and can afford the home you want, regardless of current interest rates!

ECONOMY IMPROVING BUT AT A SLOW PACE

Housing activity has lost momentum and may experience only minor improvements in the second half of the year, according to a second quarter data report released Aug.18 from Fannie Mae’s Economic & Strategic Research Group. While 2014 won’t be the “breakout year” it was anticipated to be, the August outlook supports expectations that economic growth in the second half of the year will be slightly above trend, although weak by historical standards.

CONSUMERS PLAN HOME IMPROVEMENTS
A recent survey by RIS Media indicates 67% of consumers plan home renovations in the next 6 months. The most common budget range for home improvements is between $2,000 to $5,000. 18% planning to renovate before the end of the year expect to spend between $10,000 to $20,000. Most plan to spend that money on kitchens, bathrooms, backyards and patios. The top reasons for the remodeling are greater enjoyment of the home and improved appearance.

A recent comment asked if there where any peeks in home prices yet? Not really. A quick look at all sales in Bourbonnais in 2013 resulted in 248 sales ranging in price from $34,600 to $537,500. The median sale price was $170,500. So far this year there have been 125 sales that range in price from $43,500 to $600,000 with a median sale price of $162,000. That value is down a little, so far, compared to the previous year. Narrowing the search criteria to include Bourbonnais ranch houses with 1,500 SF to 2,000 SF built after 1990 are as follows; So far this year 23 sales with a median sale price of $183,500. As of the same time last year (01/01/13 to 07/08/13) there were 19 sales with a median sale price of $181,000. For the year there were 37 sale with a median sale price of $185,000. I would call things "stable" so far. Different houses or different areas might be acting different - but overall, in Bourbonnais, in my opinion "stable".

Today we closed on our GREAT all brick ranch in Bourbonnais. My wife did a fantastic job remodeling and updating this house. The kitchen turned out beautiful! The bathrooms are bright, fresh and inviting. The new owner is so happy and excited. Sold for $185,000 - a cash deal, -3 months on the market. I put some before and after pics below. It's nice having a new sale to use as a comparable in the Oak Run and Old Oak area.

We have a GREAT all brick ranch for sale in Bourbonnais. On a cul-de-sac, within walking distance to Starbucks and local parks (-5 minutes to the Kankakee River). 3 bedrooms, 2.1 bathrooms, living room and family room with an unfinished basement and 2 car garage - a great family home! Hope to have this house ready for market within a month or two.
